Reliability Centered Maintenance (RCM) Tip

A world class Reliability Centered Maintenance (RCM) effort is totally defendant on the selection of your RCM Facilitators.

The RCM Facilitator must have the experience and dedication it takes to adhere to the step by step RCM process, leading the team by the correct questions in the correct order. Your RCM facilitators should remember it’s more important for them to be experts in the RCM process and not experts in the process or equipment they are analyzing.

Leadership Tip

Leading the flock - A Leadership Tip

As a manager, ask yourself this question. Are your direct reports there for your sake or are you in a management position to coach and mentor your direct reports?

Reflect on the image of the shepherd being there for the sake of the sheep and you will have the answer. Thinking in terms of servant leadership, as a supervisor or manager; your role is lead and develop your people. You must adapt to them, determine their needs, set expectations, hold them accountable, rate their performance, clear obstacles that block their paths, and most importantly, help them flourish. If people are not meeting your expectations, take a few minutes to look in the mirror; reflecting on what you see. Are you adapting your leadership style to meet their needs and serve them? Make them successful through your character and adaptive style.

Do not forget, it is not about you; it is about your people.

More on PM or CM

Is it preventive or corrective maintenance?

There are currently two trains of thought on the use of preventive maintenance practices..... One for mechanical intervention, and one that denotes preventive maintenance as strictly dynamic (observational).

I happen to be a purist: all PM’s should be observational, with corrective measures derivative of this observation. That way, it can be correctly coded into your CMMS as PM as opposed to CM.

In addition, you can then begin to back-track or calculate how many work orders were a direct result of your PM. More paper work, but more accuracy, and helping build your business case for a vigorous PM program.

Maintenance Tip

When installing replacement chains, stamp the replacement date on the master link. It will help you determine chain life. Also, if you write the number of links on the inside of the machine, you can make the replacement chain the correct length before stopping the machine to replace it.

Maintenance Tip

Using a laser infrared thermometer you can find a dead cylinder on an engine, without ever touching the engine itself.

Just point it at each cylinder until you find a drastic change in temperature ,the one with the lowest reading will be the dead one.

Top 10 Common Sense Fallacies in Maintenance

#8: Not enough money to hire an expert

The corporation VP calls and tells the plant manager that the plant is loosing money and must stop spending money. The plant manager immediately tells everyone to stop spending. I spoke to a friend at this plant who called me the other day and was looking for help. I ask if he had called a reliability consultant to come in to help them. He stated he did but he said they were too expensive (by the way I knew the company he mentioned and they are one of the best in the business, real help was knocking on their door). He told me the plant was loosing millions of dollars and could not afford any help right now. I ask how I could help. He said his plant manager had read one of my books and wanted my advice. I told him he could not afford not to hire someone to hire an expert. The first step the expert should do is to develop a return on investment and show him how much money he is loosing and how their assistance can return his plant back to a secure financial footing.
