PM Labors Hours vs Emergency Labor Hours

Crew Level Metrics - Session 1 by Ricky Smith CMRP

One of the simplest crew level metrics is the measurement of PM Labor Hours vs the measurement of Emergency Labor Hours. This information provides a crew a good indication of the efficiency of their maintenance work. If your crew continues to see emergency labor hours high even though you continue to perform Preventive Maintenance, something is wrong. 

Trend these two types of labor (in labor hours not number of work orders) and see the affect they have on each other. I have always said that
“You know you are in reactive maintenance when you are performing Preventive Maintenance on equipment that continues to break down”
So what is the problem?

Could be your PM program is not designed to provide maintainability of the assets? Which could mean that you have no PM procedures, you have poor PM procedures or the time frequency of your PMs are not set properly (ask me about the “6-1” rule of Preventive Maintenance and “10% Rule of PM” if you think you have a problem in this area)
Could be no one has really paid attention to the condition of the asset. I have always said that, “you cannot maintain an asset that is not maintainable”. You don’t need to cry about, “I don’t have the money to provide restoration” because most of the time you have the money but don’t know how to use it to solve this problem.
I have always said “If I knew then what I knew now then when I was in maintenance management I would have been so much farther ahead”, so when I talk about problems and solutions I have “been there and done that”. At a later date I will explain to you how to get away from “time based PMs” thus saving valuable maintenance resources. Two final ideas:
Post all trend charts (line graphs) for everyone to see.
Involve your maintenance staff in making the decisions necessary to improve overall maintainability and reliability of your assets.
